Q. Okay, we've found the home of our dreams in a new home community but we have a few months left on our lease, what can we do?
A. Contact us immediately @ 1- 877-269-SAVE and let the builder's onsite agent know that you are working with New Home Locators. Do not sign a registration card or any contracts!
Q. How are you able to help me if I'm in a lease and I want to buy a home?
A. It's simple! We have streamlined the process of buying out leases. We review your lease to check eligibility. If it's eligible, we contact the builder and proceed with the contract. In a few short weeks you are out of your apartment and in to your new home. Our licensed agents have years of experience working closely with their buyers, builders, mortgage company, and the title companies to make the home buying process a smooth process.
Q. How quick will I be able to get into a new home after my lease is bought out?
A. In as quickly as 30 days!
Q. Are your services free to us?
A. Absolutely! We represent you, the buyer, free of charge! Aren't you glad you found us?
Q. How do you make money if your service is free to us?
A. The builder (seller) pays our commission.
Q. What if I am already working with an agent?
A. Unfortunately we are unable to work with you if you have a signed 'buyers rep agreement' with another Realtor. If you do not have a signed agreement, then give us a call and we will be glad to help obtain your new home.
Q. Will I have a mortgage and a rent payment at the same time?
A. No! Once we buyout your lease, you are free from throwing your money away on rent forever. Once you close on your new home, your first payment is between 30-45 days after you close.
Ex. Say you close on Feb.15, your first payment would start April 1.
Q. We live paycheck to paycheck and do not have enough money for a down payment. What options do I have?
A. Again, we have streamlined the buying process and we work closely with the mortgage professionals and their loan products that are available to you. Most of our home buyers come to the table with little to no money down. There are many programs available especially for first time buyers. Give us a call and we'll discuss your options.
Q. My credit is not the greatest, can we still buy?
A. The worst the lender can tell us is no. But if you do not call for a FREE pre- qualification we will never know. We will generally know the next day if you are qualified or not and we have closed homes with the buyers credit scores at or around 500.
Q. I have a friend out of state that would love to use this program. Can you help them?
A. In many cases yes. We work with other agents all over the country. Just give us a call and give us their contact info and we will be happy to help!
Q. What builders do you work with?
A. We work with any and all builders in the State of Texas.
Ex. DRHorton, Centex Homes, Ryland, Pulte, Lennar, Beazer, and many others!
